One of the most important areas of change in the Real Estate business - has been the rapidly increasing usage of not just Computers, but Digital Cameras, Smart Cellphones, Web Sites, E-Mailing systems, Database programs and the flexibility and power associated with the latest Internet-based Client Marketing Systems. 

 

I thought I would share with you, my love affair with effective, and profitable,  usage of a well-designed people-managing database. Since 1993, I have used TOP PRODUCER® as my sole Real Estate people management database.  I became a Certified Trainer on TOP PRODUCER, to show other Realtors how to use this program in an effective and efficient manner - with one primary objective to be always kept in mind: ALWAYS keep in touch with your Client - If you forget your Client - they will do the same to you and goodbye future business. - I recognized that routine contact with a client creates a relationship which, if managed properly, will result in an ongoing profitable business with the Client, and possibly, their friends, relatives, business associates, etc.  What a great way to increase business - simply by staying in touch in a routine manner.

 

BUT, and it is a big one, BUT what if I forget them, or their information, or their home style, type, lot size, telephone & e-mail addresses - if you are like so many Realtors, you put this Client information in a 3-ring binder, an exercise book, a 3x5 file card, or, frequently, on a scrap of paper or post-it note.  Time passes - how do I find their telephone number, e-mail, etc.?

By putting everything you know into a Database which can be used to Mass Mail, Mass E-Mail, Create and use Drip Marketing Action Plans, etc.

 

The POWER of a well-designed Client Management Database is awesome. Search a person, or a group; allocate a series of informative letters or e-mails, sending them over a time period from 1 month to 10 years. Identify groups to be called on a routine phone-call & follow system - to create new clients, to identify future Buyers or Sellers or Investors. - Turn a list of names and addresses into confirmed business-creating clients!
